Prestigious Office Complex Installs Specialist Car Park Coating

Flowcrete Hong Kong has supplied a combination of high performance car park deck coating solutions to Kowloon’s One Bay East office complex thanks to the success of these systems at previous projects.

One Bay East is a twin-tower, grade-A office development located in the heart of Hong Kong’s CBD2 commercial district. The two towers house a number of prestigious tenants, as The West Tower is the Hong Kong HQ of Manulife (International) Ltd. while the East Tower was sold to Citigroup, a transaction that became the city’s single largest office tower purchase.

The developer, Wheelock Properties, wanted to ensure that the underground car parking facility would meet the office’s high standards. To achieve this Wheelock specified a deck coating solution that it had already tried and tested at other projects, including One Island South at Heung Yip Road, Aberdeen and One Midtown in Tsuen Wan.

4,300 m2 of the solvent free, epoxy resin primer Deckshield EP was applied on the substrate to create a protective barrier against the inherently damp conditions within basement car parks. The main floor area was completed with 3,500 m2 of the polyurethane deck coating system Deckshield ID, creating a robust finish able to withstand a car park’s challenging conditions.

500 m2 of Deckshield IDSD was applied on the car park’s ramps as its courser texture would provide a more slip resistant surface. This is an important consideration in Hong Kong, where heavy rainfall and high humidity levels can make ramps slippery.

Using Deckshield contributed to One Bay East achieving the provisional assessment of HK BEAM Plus Gold and US LEED Gold certification. This was thanks to the fact that it is a low emitting material, was sourced within 500 miles of the project, was supplied in IBCs that reduce waste and created designated bays for low-emitting fuel efficient vehicles.
