Top 5 Common Car Park Problems and How to Address Them

Carparks, whether multi-storey buildings or open-air lots, are in constant use every day. From the constant flow of vehicles and changing weather conditions to heavy loads and daily wear and tear, the flooring eventually begins to show signs of deterioration.

Here are the five most common issues you’ll find with carpark flooring:

1. Leaking Top Decks 

Some carparks have exposed top decks, which may cause water leaking into the levels below. This often results from cracks in the floor coating, which allow water to seep into the underlying concrete. Over time, this can lead to slippery surfaces, unsightly conditions, and, more significantly, structural damage if moisture penetrates deeply into the concrete.

That’s why crack-bridging floor coatings are important. These elastic coatings help maintain a seamless finish, even when the underlying concrete shifts or moves.

 

2. UV Exposure 

Exposed decks are constantly exposed to direct sunlight, which can degrade flooring materials over time. Prolonged UV exposure can lead to fading, cracking and crumbling of coatings.

To prevent this, flooring systems should include UV-resistant finishes that stay elastic and durable even after long-term sun exposure.

 

3. Moisture Damage

Moisture doesn’t only come from the surface; it can also rise from the ground or become trapped within the concrete slab during construction. When this moisture is sealed beneath floor coatings, it can create a range of problems, including blistering, delamination, and gradual deterioration of the entire flooring system. These issues are especially common and more severe in countries with high humidity. Over time, this trapped moisture not only affects the appearance and performance of the floor but can also compromise its long-term durability.

 

4. Slippery surfaces 

Maintaining adequate slip resistance on flooring surfaces is a top priority for safety in carparks, particularly on ramps and in tight corners. These zones experience intense pressure, mechanical impact, vibration and abrasion from vehicles, which can wear down the floor coatings.  

Wet or oily conditions can make floors dangerously slippery, increasing the risk of accidents for both pedestrians and vehicles. Using durable, slip-resistant coatings helps maintain grip and keep both drivers and pedestrians safe.

 

5. Tyre Squeal

The high-pitched screeching sound, generated by the friction between vehicle tyres and the flooring surface especially during sharp turns or sudden acceleration can be disruptive and unpleasant. Facilities situated near residential neighbourhoods, office buildings, or other noise-sensitive areas are especially vulnerable to complaints and disturbances caused by tyre squeal.

Flooring solutions that enhance traction and reduce tyre squeal usually involve using sound-dampening materials or noise-minimising coatings. This improves the overall environment for users and can be a consideration in the design and refurbishment of car park floors.
